Parties - Why they are NOT permitted at our properties

We work really hard and invest a lot of time and money to ensure that you have a nice and secure home. For that reason along with many others, we have a no party policy in our lease.   Here are a few reasons why all of our tenants should follow this rule.

  1. Parties can result in eviction.    
  2. Unknown guests leave you, your belongings and our property at risk. 
  3. Parties can jeopordize our rental license.
  4. Noise from parties negatively impact your neighbors.
  5. Parties negatively impact our livlihood. 

 

PARTIES CAN RESULT IN EVICTION:
If you are evicted, it could prevent you from obtaining future housing and qualifying for a car or house loan. Eviction will negatively impact your credit and could impact your employment.  If you are evicted, you will incur many fees including loss of deposit, responsibilty for financial losses we incur and municipality charges/tickets.

UNKNOWN GUESTS LEAVE YOU, YOUR BELONGINGS AND OUR PROPERTY AT RISK
By allowing unknown guests into your home, you are putting yourself at risk for physical harm.  Parties frequently result in loss of personal property and damages to our property.  From stolen computers, grafittid property, broken windows - the cost can add up and the tenants are 100% responsible for these expenses.

PARTIES CAN JEOPORDIZE OUR RENTAL LICENSE
As owners and managers of the property, we make a promise to the city and the neighborhoods that our tenants will be responsible and respectful occupants.  If we break our promise in the way of a tenant having a party, our rental licenses could be revoked.  When we lose one license, we lose them all.  If we lose them all, our business that we have worked so hard to build is destroyed.

PARTIES NEGATIVELY IMPACT YOUR NEIGHBORS
There is a noise ordiance in Minneapolis that all residents must comply with after 10pm 7 days a week.  Your neighbors are made up of families, elderly couples, singles, doctors, teachers, moms, dads, babies, children, city inspectors, students, sick people, healthy people, those that wake up at 4am every day for work and many others.  Nobody enjoys being woken up due to noise from a party.  Your neighbors do not want to clean up after your guests or risk them or their kids getting injured from broken glass or rubbish left in their yard due to guests from your party.

PARTIES NEGATIVELY IMPACT OUR LIVLIHOOD
As I mentioned before, we could lose our rental licenses and therefore our business due to parties.  In addition to that, parties greatly tarnish the reputation that we have worked so hard to build with the neighborhood association, the city and the neighbors.

Be sure to read this post in its entirety to help you be the best tenant you can be, to keep you & your home secured & to maintain your home in top condition.  We work really hard to ensure you live in a quality home and depend on your help to keep it that way!

Our Expectation:  That all of our tenants take good care of their home, that they contact us immediately with any questions, concerns or requests and that they treat all members of our management and maintenance team kindly and with respect. 

 

SAFETY & SECURITY

Living in Minneapolis and St Paul, like many cities, requires  "Big City Smarts".  While much of this may seem like common sense, it can be easy to overlook or get "Lazy" in your habits.  Here is a list of top things you should do regularly to help keep your home safe and secure.

  • Lock your doors and windows when you leave, when you are sleeping and when nobody is active on the main level.    Living with multiple roommates on various schedules can be challenging in regards to locking up correctly so be sure that you and all of your roommates understand the importance of securing your home properly.  
  • Always lock both the deadbolt and handle of exterior doors.
  • Do not leave valuables out in obvious view.
  • If it is after dark and your lights are on or TV is on, draw your shades shut.  This will help prevent those outside from seeing what you have inside.
  • Leave your exterior house lights on after dark.  If you cannot remember to turn them off and on, just leave them on all of the time.  Helpful Hint:  Put tape over the switch so that it doesn’t accidentally get shut off.  Interesting Fact: A CFL light cost about $1/month to run 24 hours/day
  • If you notice a security breach like a broken window lock or loose door lock, email, text or call Angie as soon as possible.  
  • If you lose a key, contact Angie to have the property rekeyed.  Do not make another copy as you could be putting you and your roommates at risk.  There is a charge for rekeying but it is a rather small price to pay in comparison to your safety.

 

HOUSE MAINTENANCE

The sooner you tell us about an issue, the sooner we can fix it and prevent it from becoming a bigger problem.  Here are the top tips and reminders for keeping your house in good repair and minimizing your risk for incurring costs:

 

  • Running Toilets/Dripping Faucets:  If you notice either one of these, let us know immediately.  We can save you a lot of money and annoying sounds. 
  • Clogged Tub, Shower or Bathroom Sink Drain:  This is most frequently caused by hair.  To prevent the problem, invest in a Hair Catcher for the tub/shower.  For the sink, wipe it out daily to avoid letting hair go down the drain.  If you have a clogged drain, let us know and we will come and use a zip strip as well as a specific drain cleaner if needed.
  • Never let anybody puke in any of your sinks.  Not your bathroom sink, not your laundry sink and not your kitchen sink. Never.  
  • For your washing machine, please keep at least 2 inches of room between the top of the clothes and the top edge of the drum.  If you overstuff your washing machine, there is a chance that a small item will slip over the drum and clog the hose resulting in a washing machine full of water with nowhere to drain and therefore a call to the washing machine repairman.  Cost = $100+
  • Remove lint from your dryer lint trap between every load.  Check before and after just in case your roommates forget.  
  • Clothes should be fully spun out in the washing machine before entering the dryer.  Be sure that sopping wet clothes are not put into the dryer.  Sopping wet clothes are very heavy and hard on the dryer belt which may cause the belt to break.  Cost = $180+
  • If you have a laundry room sink, replace the lint trap that is attached to the washing machine hose every 4-8 weeks or sooner if it full or has hardened.  If you remove it and do not replace it, lint will accumulate in the drain and will then clog resulting in a sizeable bill at the expense of the tenant.  Cost:  $130+  If the lint trap is not changed as needed, water will spray in all directions and could cause a moisture problem. 
  • If your smoke alarm or CO2 alarm is beeping periodically but not in an emergency status, it likely needs a new battery.  Let us know and we will come and replace the battery.  If you feel comfortable and confident in changing the battery and testing it to ensure it is in full operation, we leave that up to your discretion.
  • If your home will be vacant for a stretch of time and you do not have somebody monitoring it  while you are away, let us know and we will keep any eye on it. 
  • In the winter, keep your heat at a minimum of 60 degrees.  Never turn your heat off for an extended period of time when the outside temperature is 45 degrees or cooler.
  • If there is a cover on you’re A/C unit, do not turn on you’re A/C until it has been removed.
  • Tenants are responsible for supplying replacement lightbulbs.  Please contact us to change out bulbs in high or difficult to reach areas or with a complicated fixture.  
  • If you have carpet in your home, you should have a working vacuum.  If there is carpet on your stairs, you should should have a vacuum that you can use on your stairs.  When vacuuming, be sure to get corners, nooks and crannies.
  • If you have hard floors including laminate, tile or wood – you should have an indoor broom and appropriate products to clean the floor thoroughly. 
  • Be sure to put felt pads on the feet of all furniture on hard surfaces to help protect the floor. If you need more felt pads, just let us know and we will provide them for you.
  • Keep a rug and boot tray at main entrances to protect your floors from rain, slush and snow.  If you need a rug or tray, let us know and we will provide you with one.
  • If you have a basement in your home, we provide a dehumidifier.  Most of our dehumidifier have a hose attached that drains into the

 

 

FREQUENTLY ASKED QUESTIONS:  
Q: How do we clean our carpet?
A:  You should vacuum your carpet regularly.   If you would like to use a rug doctor to shampoo your carpet, be sure to thoroughly vacuum prior to shampooing.

Q:  What products should we use to clean our hard surface floors?
A:  We recommend using a broom or hard surface vacuum and following up with a Bona cleaning agent for best cleaning results.  Mopping by hand gives the best results, but a Wet Jet or something similar works well for a quick clean.

Q: How do we clean our stainless steel appliances?
A:  We recommend Weiman Stainless Steel Cleaner and Polish in an aerosol spray (pictured below) and a microfiber cloth or paper towel.  Follow instructions on can.  DO NOT USE AN ABRASIVE APPLICATOR, SCRUBBING PAD OR PRODUCT --  YOU WILL SCRATCH THE STAINLESS STEEL IF YOU DO! 

Q:  I accidentally used an abrasive product on our stainless steel appliance & I caused scratches.  How do I remove them?
A:  There is a product made by Rejuvinate called the Stainless Steel Scratch Eraser Kit that you can use to buff out scratches.  Be sure to follow the instructions carefully and test on an inconspicuous place before attempting to use on the appliance front. 

Q:  We have ants/insects, what do we do?
A:  Be sure your floors and counters are clean.  Call us and we will drop off ant traps and will spray around the exterior of your home with bug repellent.  If that doesn’t work, we can spray around the interior perimeter of the home as long as you agree it is okay.  We will not spray if you have pets or children that could be harmed from the spray.

Q: I think we have a mouse, what do we do?
A:  Be sure your home is clean and do an inspection around your house to see if you notice any obvious entry points. Contact us and we will bring traps and will do an inspection to see if there are any entry points you have not made us aware of.  Mice tend to seek shelter as the temperature begins to drop and can fit through the tiniest of holes. 

Q: Water is leaking into our home, what do we do?  OR  It just rained and now the carpet in the basement is wet, what do we do? Or There is water leaking through the bath fan, what do we do?
A:  Contact Angie or Matt immediately! Do not wait to report this!!   Water can cause an extensive amount of damage should it be left untreated.
